Most homeowners think a deck is a weekend project until the inspector shows up. In the Pikes Peak region, the building department exempts only detached decks under 200 square feet that sit “not more than 30 inches above grade at any point within 36 inches of the deck perimeter” and do not serve the required egress door. Everything else is a permit, a plan review and inspections, and if the boards are composite, “The evaluation report must be onsite at time of inspection.” Fences are exempt up to 7 feet. Retaining walls are exempt up to 4 feet unless they hold back a slope or a structure. The license that covers this work is the department’s Building Contractor E, Maintenance and Remodeling, which names “decks, fences, sheds, patio covers, and detached garages” outright.
